These are split-level houses, most with a semi-basement. In one semi-detached type the semi-basement holds store rooms. Living happens at ground level, the three bedrooms are upstairs and the solarium crowns the roof. Another type flips the order: lounge and kitchen at the entrance, bedrooms below and a semi-basement opening to the pool.

The large villa spans three levels. The top, main level is for the lounge and kitchen, opening to terrace and pool; one floor down are three bedrooms. The semi-basement adds three more bedrooms and a second lounge with kitchen: a ready guest floor, or a flat for grown-up children.

Anyone needing a home office or gym away from the bedrooms: the semi-basement suits that. An older couple or parents of toddlers will struggle with four levels and no lift. For them, pick a home that has one.
