Homes are arranged around two stair cores, ten per floor. The standard two-bed is straightforward: living space and kitchen open to the terrace, while the pair of bedrooms and pair of bathrooms sit opposite. The three-bed takes a corner, and its terrace turns round the building edge.

The 09.09.2026 list measures area including half the covered terrace and a share of communal space. A metre worked out on that would be misleadingly low, so I leave it out. Completion is stated as 18 months from the start of works.

What is done for you

A white kitchen with LED strips and integrated appliances: oven, dishwasher, fridge, hood and induction hob. Ducted climate control on a heat pump, and motorised shutters in the bedrooms. Party walls are acoustic brick lined with plasterboard on both faces: in a shared building that detail matters.

Aluminium double-glazed windows, glass balustrades, an armoured front door and tall interior doors on concealed hinges. Large-format porcelain floors and bathroom vanity units. On the roof, a tiled pool, a shower and artificial lawn.

What is bought separately

Parking below the block and a store room are priced on a separate list. If a car will live in Guardamar, budget for them from day one.

Who it suits

A couple who picture each morning beginning on foot at the shoreline. Buyers who like a well-equipped home: automation and a heat pump are built in. A family with children fits the three-bedroom corner flat. Buyers set on their own garden or land should look at houses instead.

Before buying

Whether you need a garage and store room: they are bought separately, so fix their numbers in the same contract. The completion date: the list counts it from the start of works, so ask for a fixed deadline in writing. The search brings up further Costa Blanca flats near the beach.
